How This Combo Option Works…
STEP 1: PICK YOUR PREFERRED PROPERTY
- Choose which property investment is best for you from this real estate group various offerings (including high-end residential apartments in central Porto, and buy-to-let student accommodation in a secondary Portuguese city). All of these projects are already funded and under construction, and are priced from €260,000-€500,000.
- Sign a Promissory Contract of Purchase and Sale (in Portuguese known as a ‘Contrato Promessa Compra e Venda’ or ‘CPCV’).
- The CPCV guarantees a future purchase/sale of the real estate and establishes the rights and duties of both the buyer and the seller, as well as details your property’s characteristics.
- Normally, the signature of the CPCV requires a substantial downpayment and subsequent staged downpayments as the project progresses. Here, you only have to put down 5% of the purchase price.
STEP 2: INVEST IN THE GOLDEN VISA FUND
- To qualify for the Portuguese Golden Visa, you are required to make a €500,000 investment in an eligible fund (this one is an open-ended, highly diversified PE focused fund with a target yield of 5% (IRR), and a conservative investment approach.
- Open your Portuguese bank account with the assistance of a seasoned onboarding team, and remit the necessary funds from abroad.
- Review the offering materials, provide the necessary supporting evidence of your wealth, and sign the subscription documentation.
- Make the required investment into the fund.
STEP 3: APPLY FOR YOUR GOLDEN VISA
- With your investment in the Fund now secure, you can now file your Golden Visa application for you and your family.
- The Golden Visa provides you with the right to settle in Portugal (or just to keep the option as a Plan B), with full Schengen travel access and all of the associated benefits.
- The Golden Visa allows you, your spouse, and your dependent children, as well as dependent grandparents, to become eligible to apply for Portuguese citizenship after 5 years (subject to meeting the minimum residency and Portuguese language requirements).
- Your only financial requirement is to hold your investment in the Fund for the time you are in the Golden Visa program (i.e. during the 5-year temporary residency stage).
STEP 4: GO TO DEED ON YOUR PROPERTY
Depending on the real estate project chosen, go to Deed on your property before or after your Fund investment is finished and you have exited the Golden Visa program.
- IF BEFORE:
Sign the Deed with the real estate group. Your purchase price will be the eventual transfer of your Golden Visa Fund shares to the developer, with a cash-back applicable for the difference, should you buy a property priced at less than €500,000. Sign a security package with the developer to ensure the eventual transfer of your Fund shares. - IF AFTER:
Sign the Deed with the real estate group. Your purchase price will be the transfer of all of your Golden Visa Fund shares to the developer, with a cash-back applicable for the difference, should you buy a property priced at less than €500,000.
Note: Should you experience any delays in applying for Permanent Residency, you have the option of maintaining your investment until such time as this process is finalized.
